What changed in 2026 — and who it actually affects.

There is a lot of confusion on this, much of it published by people with something to sell. Three things are worth stating plainly.

If your company already exists

The KBLI changes apply to newly established entities. An already constituted company is not affected and does not need to do anything on this basis alone.

If you are setting up now

A new entity intending to operate daily rental falls under KBLI 55204, which is classified as high risk — a heavier process than most owners are led to expect.

The easy route is closed

The low-risk codes people were commonly advised to use are currently closed in Bali. Advice written before that shift is not just outdated; following it will cost you time.

My company is already set up. Do the 2026 changes affect me?

On the basis of the KBLI changes alone, no. Those apply to newly established entities; an existing company does not need to act because of them. That said, “already set up” and “set up correctly for how you actually rent” are two different questions, and the second is the one worth checking.

What happens if my villa is not compliant?

Usually nothing dramatic, and that is precisely the problem — it surfaces as weaker listing performance, document requests mid-season, or a transaction that stalls at the worst possible moment. The cost is rarely a fine. It is lost occupancy you never attribute to the real cause.

Do I need to be managed by you to use this?

No. Compliance support is a standalone service. Owners who manage their own villa, or use another company, use it too.

Do you provide legal advice?

We do not. We handle the remediation and the monitoring, and where something genuinely needs a lawyer or a notary we bring in qualified counsel and coordinate the work. You get one point of accountability instead of a folder of contacts.
