Freehold vs leasehold & tenure
Foreign buyers generally cannot hold freehold (Hak Milik) directly — the common routes are leasehold (Hak Sewa), Hak Pakai, or a PT PMA company structure. Read this carefully: short-term figures are gross (before management, OTA commissions and the higher cleaning, turnover and maintenance costs short-term carries); long-term is gross rent with far lower overhead. On a net basis the short-term premium narrows sharply, and long-term wins in more zones than the gross gap suggests — which is exactly why we model both for your villa before you buy. Can foreigners buy property in Bali?

What’s the difference between freehold and leasehold?
Freehold (Hak Milik) is indefinite ownership, largely reserved for Indonesian nationals; leasehold (Hak Sewa) grants use for a fixed number of years. Leasehold villas are common and investable — the key variables are the years remaining and the renewal terms, which we assess for every shortlisted property.
Do you represent the buyer or the seller?
The buyer, only. We take no commission from sellers or developers — if one is offered we decline it or credit it back to you. Independence is the entire point of the service.
What does it cost?
A retainer of IDR 50M upfront — fully credited against a success fee of 2.5% of the purchase price (minimum IDR 130M), charged only if you complete a purchase.
