What long-term villa management in Bali involves.

Long-term rentals — stays of more than 28 days, usually six to twelve months — are how many Bali owners earn stable, predictable income without the intensity of nightly turnover. The tenants are expats, remote workers and residents, and the priorities are different: the right tenant, a watertight lease, a protected deposit, and a villa that’s looked after for the length of the stay.

Long-term management hands that to a local team. Azeroth PM prices your villa to the live market, generates qualified demand, vets every applicant, and handles the contract and deposit escrow. From there you choose how much to delegate — placement only, or full management of the villa during the tenancy.

It’s a calmer, lower-overhead model than short-term — fewer moving parts, longer income horizons, and one resident instead of a stream of guests.

We find, vet and place the tenant, set the rent, draft the contract and hold the deposit in escrow. Then you manage the villa. One fee per placement, no ongoing cost.

Everything in placement, plus we run the villa: housekeeping and maintenance coordination, quarterly inspections, incident handling, immigration reporting and renewals.

What we handle — and how.

Market rent setting

We price your villa against live Bali rental data — zone, size, condition and season — to hold the right rate rather than discounting to fill. The aim is a strong tenant at a fair market rent, not the fastest possible signature.

Marketing & demand generation

Your villa is distributed across long-term rental channels, our internal database and a network of relocation and agent partners in Bali — inbound listings plus outbound reach, so you get qualified enquiries, not a flood of unqualified ones.

Tenant vetting

Every applicant is verified before we present a shortlist: identity (passport / KITAS), visa or stay-permit status, proof of income or funds, and the purpose and length of stay. You approve the final tenant.

Lease & deposit escrow

We negotiate terms, draft the contract, and hold the deposit in a neutral escrow account for the length of the lease — reconciled against a documented inventory at move-out. Rent is collected and transferred to you, with our fee deducted transparently.

Villa management (optional, 17%)

If you choose full management, we become the tenant’s single point of contact for the property: housekeeping and maintenance coordination, quarterly inspections, incident and emergency handling, immigration reporting (wajib lapor), and renewal strategy — so the tenancy runs without you.

Compliance & owner obligations

We make your responsibilities explicit in writing — rent tax remains the owner’s obligation, and immigration reporting of a foreign tenant is the owner’s under placement but handled by us under full management. No surprises, no hidden margins on vendors.

Which model suits your villa?

Long-term leasing suits owners who want stable, hands-off income with low operational intensity — one vetted resident, predictable rent, and far less day-to-day work. Villas in high-tourist zones with strong seasonality often earn more on short-term rentals, where dynamic pricing captures peak-period premiums.

What’s the difference between tenant placement and full management?

Placement (10%) means we find, vet and place the tenant and handle the contract and deposit — then you manage the villa. Full management (17%) adds running the villa for the tenancy: maintenance, inspections, incidents, immigration reporting and renewals.

How much does long-term management cost?

10% of the contract value per placement, or 17% of rent for full management, with 5% on renewals and no upfront or retainer fee. Operating costs under full management are billed at cost.

How do you find and vet tenants?

We market through long-term channels, our database and relocation partners, then verify each applicant’s identity (passport/KITAS), visa status, income or funds, and purpose of stay before presenting a shortlist. You approve the final tenant.

Who holds the deposit?

How is long-term different from short-term management?

Short-term management maximises nightly rate and occupancy across OTAs; long-term places one vetted tenant on a lease for stable, lower-overhead income.
