Pricing is where most owners leave money on the table. We run active dynamic pricing through PriceLabs and Beyond, adjusting your nightly rate daily against real demand signals — booking pace, seasonality, local events (Nyepi, the July–August peak, Christmas and New Year), competitor rates and minimum-stay rules. The target is net revenue, not vanity occupancy: a villa that is 70% full at the right rate beats one that is 90% full and underpriced.

Distribution & channels

Your villa is listed and optimised across Airbnb, Booking.com and Agoda, plus a direct-booking page that reduces OTA dependency over time. We run the channel manager so calendars stay in sync, double-bookings are prevented, and rates stay consistent across every platform.

Guest experience

Guests are managed end to end: pre-arrival messaging, check-in and check-out coordination, and 24/7 in-stay support handled locally. Fast, professional communication is what protects your review score — and your review score is what drives ranking and repeat bookings.

Housekeeping & maintenance

Licensing & compliance (NIB/KBLI)

Legal short-term letting in Bali requires a licensed villa — an NIB with the correct KBLI classification. We tell you honestly whether your villa qualifies and guide you through compliance before listing. Operating short-term without the right licence is a growing enforcement risk, and not one we will expose you to.

Not every villa earns most on nightly rates. Villas in high-demand tourist zones with strong seasonality usually perform best on short-term rentals, where dynamic pricing captures peak-period premiums. Villas suited to stable, hands-off income — or in areas with a large expat resident base — can do better on long-term rentals, with a single vetted tenant and far lower operational intensity.
