How we charge

Transparent by default.

Most Bali managers quote a percentage and leave the rest vague — fees on gross bookings, quiet markups on cleaning and maintenance, and a one-line statement at the end of the month. We price the other way round.

Rental management fees are charged on net (after the OTAs take their commission), operating costs are billed at cost with no markup, and buyer-side advisory is paid by you, never the seller, so our advice stays independent. Every number below is the number — itemised each month and written into the contract.

How much does villa management cost in Bali?

Short-term (Airbnb/Booking) management is 20% on net revenue with no setup fee. Long-term is 10% per tenant placement, or 17% of rent for full management, with 5% on renewals. Operating costs are billed at cost, with no markup.

Do you charge on gross or net revenue?

On net — calculated after Airbnb or Booking.com deduct their commission. You never pay us on money the platform already kept.

Are there hidden fees or markups?

No. Cleaning, maintenance and staff are billed at cost with no markup, itemised in a transparent monthly statement and visible in your owner portal.

What does it cost to sell a villa?

6% of the sale price on an exclusive mandate, with an AI-backed valuation included.

How are buyer-side investor fees structured?

A retainer of IDR 50M (credited against the success fee) plus a 2.5% success fee (minimum IDR 130M), charged only on completion. It is buyer-paid — we take no commission from sellers, to stay independent.

Is villa branding included in management?

No. Villa Branding is a separate, paid service — a one-off Launch from ~8M IDR plus Media from ~5M IDR per month — even for villas we manage.
